1615 Echo Park Avenue – 36 on Echo

1615 Echo Park Avenue – 36 on Echo

It’s hard to impress in a neighborhood where the requisite Echo Park home is roughly 90 years old, but D.R. Horton’s 36 on Echo does just that.

Self-proclaimed as “Contemporary Craftsmans,” 36 new 3-level town homes rise along the quaint north-of-Sunset neighborhood of Echo Park, graced by indie shops like Chango, Cookbook, Blue Collar and — my favorite workout — the secret stairs of Delta.

I’m a fan of old, character homes but there’s novelty in new construction for a neighborhood as well-aged as Echo Park.  With modern amenities and the ease of condo living, these units are worth a peek.

Of the 14 homes (sales model counting), 7 have been sold.  Construction and move-in on Phase I are estimated for mid to late September 2012.

The sales office is highlighted in pink, while 13 town homes shine in yellow.

A current tour of the remaining condos of Phase I requires a hard hat, but treetop views are easily visible from several units.

The model home is currently on full display, a tease of sorts, showcasing all the potential upgrades a condo unit may have.

Plantation shutters, wood paneled walls, upgraded loop carpeting in the bedrooms, cafe series stainless steel appliances, ceiling fans, artful furniture staging, and diaphanous drapes all lend to the new town home desirability.

The master bedroom, with walk-in closet, has a great layout — as does the 2nd bedroom with bath en suite.

Some condo units have balconies with peekaboo views of the architectural charm of the neighborhood.  Above, a Spanish-style complex on Delta.

Current pricing is in the low $500s of Phase I, with the Seller providing incentives for qualified Buyers.

Favorite features include:

  • low “e” dual pane windows
  • Caesarstone countertops
  • in-unit side-by-side laundry hookups
  • PEX plumbing
  • maple cabinetry
  • tankless water heater
  • central air
  • low flow toilets and shower heads
  • concrete tile roof
  • direct access 2-car garages or tandem

If you’re curious about the town homes and require a Buyer’s agent for your initial visit, please contact Jovelle Narcise at (213) 718.1110 for more information.  I have been able to successfully negotiate the terms of the sale for my clients.

Nota bene: Huell Howser’s visit to Echo Park Lake plays on the t.v. while you take a tour of the model home.

D.R. Horton (Builder & Seller) has the exclusive listing.
