As a realtor and a blogger — serving not just Echo Park, but the surrounding area as well — we see a lot of very attractive homes that we really like and may even secretly desire. But, I’ll just put this out there — I want this home.

It ain’t perfect, but if anyone has half a vision, they can see a ton of upside. The street is a little busy, and some of the rooms could use an update, but with 4 bedrooms, 2 bathrooms and a generous 2,500 square feet of living space, $749,000 is a low list price.

Built in 1910 and located in an Angeleno Heights HPOZ, most of the rooms have been maintained with period detail all around. Dark hardwood flooring, pocket doors, built-ins, and dark interior window moldings let you know this is a most definitely a Craftsman.

The living room and dining room make the strongest case with large, richly textured built-in book shelves, buffet cabinets, wainscoting, crown molding, and appropriate lighting. Whether functional or not, the brick fireplace remains beautiful.

The kitchen and family room have been hit with some unnecessary updates. The only thing inspiring about the kitchen is the oven — otherwise the 80’s are alive and well. But the space is good, with plenty of cabinetry so all updates would most likely be superficial.

As for the family room, all it really needs are some matching wood floors.

Upstairs you’ll find more built-in storage, more rich wood flooring, and some larger bedrooms. The master is particularly spacious with lots of light, but does lack the modern touch of an en suite bathroom. For some a small price to pay, for others, a deal breaker.

The other rooms are all a decent size, though they could all use a little updating.

Some interesting decisions were made for the bathrooms. While some period touches remain in the upstairs bathroom, the tile, and possibly the tub, must go. I don’t know where to begin with regard to the first floor bathroom.

With a lot size of 5,200 square feet there is a decent amount of space out back with a small porch, a bit of greenery, and a two-car garage just begging to become a studio.

With neighbors perched slightly above the property line, nude sunbathing is unfortunately out of the question. Unless, of course, you’re fine with that sort of thing. Oh, it’s also great for cookouts. I probably should have lead with that.

The listing for 1833 Lemoyne Street describes the home as a “Plain Jane” craftsman. I feel that really does a disservice to it. Is it a clean home, untouched by unnecessary modern updates? Absolutely. But, it’s certainly not plain. Think of it as Rachel Leigh Cook from “She’s All That” before the whole makeover. You know you liked her better that way, too.

The small sun room/office area off the dining room may be my favorite room in the home. Large windows and parquet floors, along with downtown views, are a winning combination.

The bedroom is average in size, but I do like the floors and ceiling fan. I believe the second bedroom is in the basement and, while it looks like the one area that could use the most updating, it’s certainly a large space with lots of potential.

The bathroom is dated, but not completely unappealing. Throw in a tiled-in claw-foot tub (possibly) and a double pedestal sink and–voila, done.

As mentioned earlier, this is a large lot. Beyond the generous front yard is a huge terraced backyard with mature trees and an area for al fresco dining.

Smooth grey stucco. Words you rarely hear together–particularly in a positive light–and yet, checking out this 2 bedroom, 1 bath 1937 traditional, I find it oddly appealing.

With regard to the kitchen, I must ask, have we reached peak white cabinet/faux butcher block yet? Yes, it’s a timeless look that works here, but at this point it would be great to see some out-of-the-box ideas. A simple color, maybe a light olive green would also look nice, no?

The bedrooms are more than adequate in size, with both offering plenty of natural light. Additionally, I also have to compliment the choice of light fixtures–whether in the bedrooms, dining room or kitchen–each one is unique yet maintains a general theme throughout the home. Well done.

The bathroom is a perfect example of an update done right. What I mean by that is they left the period details alone. Sure you could Ikea-fy it, which happens far too often, but the red and pink tile are adorable, and we don’t mess with adorable things.

There is a cool “studio” space built into the garage for all the artsy self-employed people to work in peace. Or, if you have a normal day job, a comfortable place to decompress.

Outside things get a bit mixed. For those who love the look of lush gardens, an ample amount of the front and backyard comprises of zoysiagrass (Korean lawn grass), while a nice portion allows for drought-tolerant, decomposed granite. I guess it shows you care a bit to have the best of both.
